Every tenant billed,
every cost recovered.
A mixed-use retail, restaurant and office centre in Cape Town needed accurate monthly electricity recovery from 26 tenant units, including shared common-area and central air-conditioning costs. MeterX metered the site, configured the tariffs and lease shares, and has billed it every month since.

Shared supply, mixed tenants, and costs that are easy to lose.
The centre takes one bulk supply from the City of Cape Town. Behind it sit shops, restaurants and offices on different municipal tariffs, a common area, and a central HVAC plant that serves most, but not all, of the tenants. The landlord needed each tenant billed on the tariff that applies to them, shared costs split exactly as the leases say, and the whole site reconciled against the municipal account.
Metered, configured and billed in one platform.
Live in under a week
The metering network was installed in five days and calibrated the following week. Billing-grade data started on 6 June 2026.
Each tenant on their own tariff
Every tenant is billed on the municipal tariff that applies to their supply, with time-of-use and seasonal rates handled automatically.
Common area by lease share
Common-area electricity is recovered using each lease's percentage share. The share for vacant units stays with the landlord, as the leases require.
Central HVAC as its own pool
The seven air-conditioning circuits are metered as a separate pool and recovered only from the tenants they serve, on its own line on each bill. Restaurants with their own units are excluded.
Checked against the municipality
A monthly check bill compares the site incomer with the municipal account, so the landlord sees what the centre used and what was recovered.
Problems traced, not guessed
When a vacant unit's meter showed load, MeterX traced it to the minute: a tenant's circuit had been moved to another breaker during commissioning. The mapping was corrected and the unbilled energy was recovered on a supplementary bill.
A centre that bills itself every month.
Each cycle the landlord receives:
- A billing advice for every tenant, on their own tariff, with consumption, demand and cost lines.
- Common-area and HVAC recovery lines calculated from the lease shares.
- A check bill reconciling the site against the City of Cape Town account.
- An audit of the metering before any bill is approved, so missing or faulty readings are fixed first.
